Inland — North Main Street, Hill Street, Halsey Neck Lane — sits on more conventional soil, but neighborhoods like the Estate Section and the historic village core impose tight setback and architectural review constraints.

Projects in Southampton can fall under the Town of Southampton Building Department or the Village of Southampton Building Department, depending on whether the property is inside or outside the village line. Village projects in the historic district also require Architectural Review Board approval, which is one of the more rigorous review processes on the East End. Coastal properties trigger CEHA, FEMA, and DEC tidal wetlands review.
Realistic timelines run 10 to 14 weeks for Town projects, 14 to 22 weeks for Village historic district projects. Southampton's village median sale price exceeds $4 million, and the oceanfront market regularly clears $25 million, with the very top of Meadow Lane and Gin Lane crossing $80 million. The market here rewards architectural integrity — buyers compare houses by who designed them and how the gardens, pool, and outdoor structures integrate with the architecture.
