Foundations are calculated for both wind uplift and storm surge, and any structure within the FEMA flood elevation zone is engineered to current code — including breakaway components where required. We do not value-engineer marine specifications.
East Atlantic Beach is unincorporated and falls under the Town of Hempstead Building Department for permitting. Barrier-island permits are more demanding than inland Nassau permits because of FEMA flood elevation review, NYS DEC tidal wetlands documentation, NYS Coastal Erosion Hazard Area considerations on the ocean side, and stricter wind-load engineering requirements. Plans are typically reviewed against the 130 MPH design wind speed and require flood elevation certificates.
