Lotus Rooftop is a rooftop bar concept in Passaic, NJ. The ownership came to Breslow with a clear brand language and a rooftop footprint they wanted to convert into a year-round destination — moving the venue out of the summer-only bracket that limits most rooftop concepts in the Northeast.
The design needed to integrate the Lotus brand identity with a motorized louvered roof system: signage panels, the bar wall, perimeter screens, ambient lighting, and the louvered roof itself all reading as one architectural composition rather than a kit of parts.
Passaic commercial code required PE-stamped engineering for the wind loads in both open and closed louver states. The structure also needed clearance over the existing rooftop equipment without dominating the streetscape sightline.
Breslow developed the design around an Azenco R-Blade™ motorized louvered roof, sized to span the rooftop bar and dining footprint. Aluminum louvers rotate from fully open to fully closed in under 60 seconds — the rendering set above shows the structure in both states so the operator can preview how the venue reads at different times of day and different weather conditions.
The frame finish, signage panels, and perimeter detailing are integrated into the louvered roof structure rather than bolted on after, which is how most rooftop venues end up reading as 'patio with extra steps.' Integrated drainage routes water internally through the columns, preserving the clean sightlines.
The design package included photo-real renderings of both the opened and closed louver states for ownership review, full PE-stamped structural engineering for Passaic wind and snow loads, and the operational specs for the Bond smart bridge controlling louvers, lighting, fans, and heaters from a tablet behind the bar.
